Self Cert Mortgage
Self cert mortgage contracts are a great way for people with perhaps less of a formal approach to work and living, to find a suitable mortgage contract. Often people who opt for a self cert mortgage are those who operate in some kind of freelance work orientation. This could range from being a freelance writer, perhaps an actor in and out of work, or simply someone who doesn't denote to a traditional nine to five role for income. A self cert mortgage enables the contractor to have some leverage when it comes to producing all the necessary documents that are usually legally applicable to a traditional mortgage.
The best way to think of a self cert mortgage, is to think of it an ordinary mortgage, with all the usual components of an ordinary mortgage contract, except with less hassle. Often a mortgage contract can be a bit of a tedious affair, especially when it comes to producing the never ending pieces of paper that prove your identity; or prove you are generating a "legitimate" income; or simply prove that you exist. To the folks in freelance industries, all this politically correct tenacity from a lender can appear to be, well, let's be honest, a load of old nonsense that gets in the way of acquiring the deal that you want in order to secure your new desired home.
Cert for the Self
A self cert method basically means that you are free to go into a deal with a lender, without all the usual huff and fuss of a traditional contract. This appeals to many people, not just people working in freelance industries which will essentially make it more difficult for them to produce the masses amounts of paper work required to seal a deal. Many go into a self cert mortgage deal simply because it is far easier in terms of securing the deal than an ordinary one. However, there is a slight glitch that you may be off put by; and that is that you may not be able to take advantage of the array of deals on offer to the ordinary mortgage lender.
When one takes out an ordinary contract, and not a self cert mortgage or tracker mortgages, one finds that there is a bursting array of deals on offer to them, due to the competitive nature of the market. This can appeal to those looking to get onto the property ladder, as the more lenders there are on the market, the more leeway there is to manoeuvre a lender into a more specific kind of deal. Because of the nature of the market, if a borrower does a lot of research and puts in the time, it is possible to sniff out very specific deals that suit just what you are looking for, all for a very decent competitive price.
With a self cert mortgage contract, often it is the case that the borrower will not have quite as much freedom, in terms of seeking out the kind of specific deals an ordinary borrower will seek, because there will be less self cert dealers to sign into an agreement in principle with. Do not let this alarm you however, as there are still many great deals that save you a lot of money; it may just take that extra bit of research for you to find them. When looking for a decent self cert lender to deal with, it is important to have a sound judgement of where you would like to be in a few years time. If you feel a little at odds with where exactly your life is going, then it is probably best to opt for a shorter contract, just in case anything drastic changes that doesn't suit the deal you are in further down the line.
The Self
Remember that when you are looking for a decent self cert mortgage, that a lender will want to keep you happy, as you are the customer. So do not be afraid to ask for more and to try and get a lender to amend parts of a contract that perhaps you are unhappy with. Crucially, it is important to bear in mind that when you look for a self cert deal, that a lender will want to keep you happy, as ultimately, it means better business for the lender. Good business is flexible and flourishes only when both sides of the coin are happy, so make sure you get what you want by asking for it and doing your research into decent independent cert deals.
Buying into a self cert mortgage can be just as easy as buying into an ordinary one. Remember to keep it simple, fun and to the point. If you feel unhappy with anything, remember just to ask for amendments.
